If you are in the market for an investment property the University District may be a good fit for you.
Offering affordable family homes often on larger than standard lots, the University District is in a great central location in close proximity to Downtown Nanaimo and the Trans Canada Highway. While there are many older homes in the area, new developments are appearing with more planned for the future.
There is one elementary school, Fairview Elementary, for students from K to Grade 7 in the University District of Nanaimo, and one secondary school, the Nanaimo District Secondary School (NDSS) for students from Grade 8 to Grade 12 as well as the Vancouver Island University campus.
Although there are no notable retail stores in the University District, residents in this area are only minutes away from all amenities offered in Central Nanaimo, the Old City, and South Nanaimo.
The University District of Nanaimo is a convenient location for access to a host of recreational activities and opportunities in all communities within the district but local area residents also have access to a bird sanctuary, parks, sports fields, fitness facilities, the ice centre, and the aquatic centre.
With its proximity to the highway and the border it shares with the Old City, University District residents will never be far from a myriad of entertainment options from sporting events throughout the area, to the performing arts in the Old City and movies in either North Nanaimo or Uplands, however, for on the spot entertainment, Splitsville offers bowling and an arcade for all ages and is popular with people throughout the whole area.
The University District, bordering on central and downtown Nanaimo provides several local dining offerings ranging from coffee shops and cafes, and pizza & sandwich establishments, to Indian and Mexican restaurants while other community fare is within easy reach by car or on foot. Local favourites include Gateway to India offering dishes from the north and south in a contemporary setting, and for authentic Mexican cuisine, Jalapenos Mexican Food restaurant is a great choice.
The most notable parkland in the University District is the Buttertubs Marsh Park, a man-made 100-acre marsh, bird sanctuary, and conservation area. This is a peaceful location ideally suited to the birdwatching it promotes but also a favourite place to walk on the 2.4km loop trail found within the park. Connected to Buttertubs Marsh by the multi-use trail is the 25.3 hectare Third Street Park, home to the Serauxmen Sports Field, one of the City of Nanaimo’s designated sports fields, as well as the Nanaimo Ice Centre.
